Baltimore offsite builder whose automated Weinmann-planned factory makes closed wall, floor and roof panels and pods for multifamily wood-frame projects.
Blueprint Robotics is a Baltimore, Maryland company that manufactures offsite building systems for wood-framed multi-family residential buildings and installs them on site as what it calls a super-subcontractor. It was founded in 2015 by construction and real estate veteran Jerome Smalley, who serves as CEO, together with entrepreneurs Karim Sahyoun and Sascha Bopp, with initial capital from the private equity group Invus.
The company's 200,000-square-foot factory at 1500 Broening Highway in Baltimore was ready in April 2016. It was planned with Weinmann, part of Germany's Homag Group, and Stiles Machinery, and is equipped with automated multi-function bridges, carpentry machines, framing stations and pack-out machines that cut, nail and drill timber elements from production-engineering software data. Production engineers at satellite offices near Munich and London support the design-to-production data preparation.
Blueprint produces panelized rough framing with weather-resistive barrier, installed windows, wall insulation and air barrier, and pathways for mechanical, electrical and plumbing services. It also supplies volumetric modular bathroom, kitchen and mechanical pods with customizable finishes, included fixtures and a built-in mechanical closet with HVAC, plumbing and electrical hook-ups, as well as cross-laminated timber (CLT) elevator and stair towers and CLT floor decks, which can be combined with its light-frame wall system in a hybrid approach. The company can be engaged at any design stage and says its system cuts construction time by 20 to 40 percent.
Originally focused on single-family homes, Blueprint shifted to multi-unit housing such as apartments and senior living in 2019. Its projects have been located in Maryland, Washington DC, Virginia, Pennsylvania, New Jersey and New York, and it has installed CLT stair shafts in New Jersey. In 2022 it reported about 100 employees and around 15 planned projects averaging about USD 7 million each, with roughly a third designed to Passive House standards. The company has also announced plans for a second, 450,000-square-foot mass-timber plant at 11 Goodwin Drive in Windsor, Connecticut, intended as its first facility to fabricate CLT in-house and to extend service to a 300-mile radius around Windsor; the current status of that plant could not be confirmed from official sources.
